Getting started
What is Dawzer RMS?
Dawzer RMS is rental property management software for independent landlords and portfolio owners. It covers rent collection, lease management, maintenance tracking, financial reporting, document storage, and a tenant portal in one platform.
Who is Dawzer RMS for?
Independent landlords and small-to-mid portfolio owners managing 1 to 100 plus residential units, including single-family homes, duplexes, triplexes, fourplexes, apartments, and other residential rental types.
How quickly can I get started?
Create an account at dawzer.com in under a minute. The Free plan is available immediately with no credit card, and you can add your first property and invite a tenant the same day.
Is there a mobile app?
Dawzer RMS is a web-based platform that works on any device with a browser, including desktop, tablet, and phone.
Plans and pricing
Is the Free plan really free?
Yes. Up to 3 units, no cost, no expiration, no credit card, and every feature included. It is not a trial.
What are the paid plans?
Starter is $18 per month for up to 10 units, Core is $36 per month for up to 25 units, Plus is $69 per month for up to 50 units, and Custom is available for portfolios over 50 units.
What is the difference between plans?
Every plan includes every feature. The only differences are unit capacity and document storage limits.
Are there per-unit fees?
No. Each plan is a flat price for a flat unit count, with no additional charges as you add tenants or properties.
How does annual billing work?
Annual billing is priced as 10 months instead of 12, saving $36 on Starter, $72 on Core, and $138 on Plus.
Can I change plans?
Yes. Upgrade or downgrade from account settings anytime. Changes take effect at the next billing cycle.
What happens if I hit my unit limit?
Your existing data stays fully accessible. You just cannot add new units until you upgrade.
Can I cancel anytime?
Yes. Cancel from account settings and keep access through the end of the current billing period.
Properties and units
What property types does Dawzer RMS support?
Single-family homes, duplexes, triplexes, fourplexes, apartments, and other residential property types.
Does a single-family home automatically get a unit?
Yes. Single-family properties include one default unit so you do not have to create it manually.
Can I manage multiple properties in one account?
Yes. Add as many properties as your plan supports, each with its own units, leases, tenants, and financial data.
Leases
Can a lease have more than one tenant?
Yes. Multiple tenants can be tracked individually on a single lease.
Does Dawzer RMS alert me before leases expire?
Yes. The Lease Expiration Report highlights leases ending within a configurable window, with 90 days as the default.
Can I terminate a lease early?
Yes. Set a specific effective date for early termination. The lease status updates and the full history is preserved.
Rent collection and payments
Can tenants pay rent online?
Yes. Once you connect your payment account, tenants pay by card or bank transfer directly from their portal.
Are partial payments supported?
Yes. Partial payments are tracked and applied to the correct charge. The remaining balance updates automatically.
Does Dawzer RMS send automated rent reminders?
Yes. Configure email reminders before and after the due date with timing and frequency in your control.
Where do payments go?
Directly to your connected account. Dawzer RMS facilitates the payment flow but does not hold the funds.
Tenants
How do I invite a tenant?
Send an invitation from the Tenants section. They receive an email with a link to create their account and access their portal.
What can tenants see?
Lease details, current balance, payment history, outstanding charges, maintenance ticket status, and any documents you have shared with them.
What if an invitation expires?
Resend it from the Invitations section and the tenant receives a fresh link.
Can I revoke a pending invitation?
Yes, anytime before it has been accepted.
Maintenance
Can tenants submit maintenance requests?
Yes. Tenants submit requests with a description, category, priority, and photos from their portal, and you are notified immediately.
What categories and priorities are available?
Categories include plumbing, electrical, HVAC, appliances, structural, and general. Priorities are low, medium, high, and urgent.
Can files be attached to tickets?
Yes. Both landlords and tenants can upload files up to 10 MB per attachment for documentation.
Does Dawzer RMS support vendor management?
Yes. Maintain a vendor directory with contact info and service categories and assign vendors directly to tickets.
Documents
What is the file size limit?
Documents can be up to 50 MB each and bulk upload is supported.
How much storage do I get?
Storage depends on your plan: 100 MB on Free, 500 MB on Starter, 2 GB on Core, 5 GB on Plus, and 10 GB on Custom.
Can tenants access documents?
Only documents linked to their tenancy. They cannot see files associated with other tenants or units.
Is there search?
Yes. Full-text search is available across all uploaded documents.
Reporting and exports
What reports are included?
Rent roll, delinquency, lease expiration, income, expense, cash flow, and maintenance aging, all filterable by property and date range.
Can I export my data?
Yes. Rent ledger and expenses export to CSV from the Reports section.
Security and login
How does login work?
Passwordless. Each sign-in sends a short-lived verification code to your email. No passwords to create, remember, or reset.
Is my data secure?
Role-based access ensures every user sees only their own data. Authentication tokens are managed with short expiry and secure refresh support.
